RESIDENTIAL MARKETING PLAN
Selling residential real estate in today's complex market requires knowledge, creativity, experience, enthusiasm and the financial ability to advertise and promote your property throughout the marketing term.
Upon placing your property on the market, I will:
1. Place your property on the southeast Florida Regional Multiple Listing Service covering all of Miami-Dade and Broward Counties.
2. Arrange professional photography for your property.
3. Prepare, through our in house marketing Department, a professionally written, full-color property brochure, detailing all property information, to be distributed to specific target markets.
4. Specifically, through direct mail, inform REALTORS who actively sell similar properties that your property is on the market.
5. Distribute your property brochure to select REALTOR members of the National Multiple Listing Services in South Florida.
6. Direct mail your property brochure to area residents and the surrounding community.
7. Prepare a press release regarding your property, for media distribution, when warranted.
8. Network with other commercial REALTORS on a daily basis, by telephone or direct mail.
9. Target market to financially capable South American prospects, via our proprietary mailing lists.
10. At your option and when possible, disseminate your property information through our exclusive membership in Coldwell Banker's International Realty's worldwide marketing plan.
11. Present your property to past, present and future Wimbish prospects interested in your type of property, area or price range.
12. Hold a catered, broker open house to assure maximum exposure for your property.
13. Prepare a professionally filmed and narrated property video and/or virtual tour of your property.
14. Advertise your property in local, national and international newspapers such as the Miami Herald, Sun-Sentinel, Miami Today, Business Today, South Florida Business Journal, Daily Business Review, Chicago Tribune, Los Angeles Times, New York Times, Die Welt (Germany), Financial Times (London), Florida Marketplace and the International Herald Tribune.
15. Market your property in National and International publications such as Ocean Drive, Florida Trends, Forbes, Money, Hotel and Motel Journal, duPont Registry or the Wall Street Journal's Regional Marketplace edition.
16. Place a photo display ad in the Miami Herald and/or Sun-Sentinel's Sunday Real Estate Section.
17. Market you on the world wide web through ../, Homes.com and Realtor.com.
18. Feature your property in the magazines that are distributed quarterly to more than 180,000 doctors, attorneys, owners and investors.
19. Feature your property quarterly in some form of advertising and distribute to potential prospects in all areas surrounding your property.
20. Place your property in a post-in-note advertising program, when applicable.
21. Feature your property in a commercial magazine that's mailed quarterly to investors/users throughout Miami-Dade and Broward Counties.
22. Create market activity for your property in upscale hotels and marinas via proprietary magazines, in-room and in-yacht television and/or broadcast media.
23. Make an auction program and guaranteed sales programs available to you.
24. Assure continuous effort to promote and market your property.
25. Keep you informed regarding showings, inquiries, advertising and overall activity.
26. I, personally, will handle most inquiries about your property and will present for most showings, if available.
It is my intent to provide each of the above services for every listing. However, this isn't always possible or feasible due to time constraints, market conditions, ad deadlines, media availability and marketing terms.
